The median home value comes from a five-year Census survey in which owners estimate their own home's value. It is not a recent sale price.[1] The unincorporated figure is the Census Bureau's "Balance of Will County," the part of the county outside every incorporated city and village; with the town rows it adds up to the county total.[2] Outside the towns, the Will County Land Use Department at 58 E. Clinton Street in Joliet guides development in unincorporated parts of the county.[3]

Zoning rules for solar, wind and energy storage | County rules | All of unincorporated Will County | On August 20, 2026, the County Board voted 20 to 2 (draft minutes) to change the county's zoning rules for commercial solar, wind and energy storage facilities to follow the new Illinois Clean and Reliable Grid Affordability Act.[31] County staff said a solar facility within 1.5 miles of a municipality must meet that municipality's setback when it is larger than the county's,[30] and that hearings on solar and wind projects must be finished within 60 days of a complete application.[29] County staff reports dated September 15, 2026 said the ordinance was still waiting to be signed off by the County Executive's office and was not yet officially adopted.[33] |
Rezoning request on W. 159th Street | Zoning | Vacant W. 159th Street, Homer Glen, Homer Township | A request to rezone vacant land from C-2/R-2 to C-4, with Badger Daylighting Corporation as the owner's agent, failed at the County Board on August 20, 2026 by 16 to 6, short of the 17 votes it needed, after a 4 to 3 Planning and Zoning Commission recommendation and a 3 to 4 committee vote (draft minutes). The documents do not say what was planned for the site.[31] |
Rezoning at 13915 W. Bruce Road | Zoning | 13915 W. Bruce Road, Homer Glen, Homer Township | The Kirby Family Trust asked to rezone an 11.46-acre farmed parcel from A-1 to E-2 for a four-lot minor subdivision of about 2.5-acre lots. The Planning and Zoning Commission recommended approval 7 to 0 on August 18, 2026, and the Land Use and Development Committee approved it on September 3, 2026.[31][39] The ordinance was on the County Board's September 17, 2026 agenda.[32] |
Dunkin sign variances | Variance | 16360 Lincoln Highway, Plainfield, Plainfield Township | The owner of the gas station with a Dunkin drive-through asked for two sign variances for Dunkin's rebranding: three wall signs on the Lincoln Highway side instead of one, and a menu board 65 feet from residential zoning instead of the required 75 feet. County staff recommended approval. The public hearing was set for October 6, 2026.[36] |
Petroleum terminal permit extension | Extension | 18500 9th Street, Romeoville, Lockport Township | Ducere LLC plans a petroleum products terminal to move petroleum from pipelines onto barges, on land owned by the Metropolitan Water Reclamation District of Greater Chicago; the County Board approved three special use permits for it on July 19, 2023. County staff say permitting by outside agencies has held it up, and on September 3, 2026 the Land Use and Development Committee voted 6 to 1 for a third extension, to January 10, 2027.[31][39] It was on the County Board's September 17, 2026 agenda.[32] |
Side yard setback variance | Variance | 26049 W. Lockport Street (IL 126), Plainfield, Plainfield Township | Hively Enterprises, LLC asked for a variance cutting the east side yard setback from 50 feet to 16 feet so it can replace its existing office, a former house built circa 1890, with a new building for its Fox Landscaping business. County staff recommended approval in a September 4, 2026 report, and the case was on the Planning and Zoning Commission's September 15, 2026 hearing agenda.[38][33] |
Variance extension on S. Spencer Road | Extension | New Lenox Township | The owner of vacant property on S. Spencer Road asked for a first extension of two 2025 variances under case ZC-24-085, one cutting required mowings from five times to one and one raising the maximum ground cover height from 13 inches to 36 inches, to April 19, 2027. It was on the Planning and Zoning Commission's October 6, 2026 agenda.[36] |
Vehicle storage and equipment rental permit extension | Extension | 27007 and Garage Governors Highway, Monee, Monee Township | Will County approved zoning case ZC-24-060 on October 17, 2024, a special use for vehicle storage and towing and light equipment sales and rentals, where the request said Modern Midways Inc. would run an amusement rental company. Because the site and remodel permits had not been issued, a first extension was filed August 28, 2026 to keep it valid through April 15, 2027. It was on the October 1, 2026 Land Use and Development Committee agenda.[40][41] |
Prairie Solar permit extension | Extension | West Kennedy Road, Peotone, Peotone Township | Prairie Solar, LLC asked for a fourth extension of its special use permit for a commercial solar facility, first approved March 16, 2023 with 15 conditions. The county's resolution says the building permit has not been issued because of a transfer of ownership of the project and the permitting process; on September 3, 2026 the Land Use and Development Committee voted 7 to 0 to extend it 180 days, to February 4, 2027.[31][39] It was on the County Board's September 17, 2026 agenda.[32] |
Wall height variance | Variance | 525 Rowell Ave, Joliet, Joliet Township | McDonough Street Properties LLC asked for a variance to allow a wall up to 20 feet tall, where 4 feet is allowed, within the street setback. County staff recommended denial; the Planning and Zoning Commission's July 21, 2026 minutes record a 5 to 0 vote on the variance.[37] |
S Western Sun solar permit extension | Extension | South Western Avenue, Beecher, Will Township | Will County approved a special use permit with five conditions for a commercial solar facility on September 19, 2024 (case ZC-24-058). As of a county memo dated September 21, 2026, no building permit application had been received, and the developer filed on September 14, 2026 for a first extension through March 18, 2027. It was on the October 1, 2026 Land Use and Development Committee agenda.[40][41] |
143rd Street (CH 37) | Roads | Parker Road to Golden Oak Drive | The county's Phase II summary report dated September 23, 2026 lists a reconstruction with added lanes to four lanes, estimated at $20,064,020.48, with a target letting date of April 23, 2027, moved because of right-of-way acquisition.[35] |
80th Avenue (CH 83) | Roads | 191st Street to 183rd Street | The county's construction status report submitted September 22, 2026 said the reconstruction and widening, which includes a new expressway overpass, was in its finishing stages, with striping and pavement markings still to be installed and all road work on 191st Street complete.[35] In the August 20, 2026 State of the County address, the County Executive said 80th Avenue carries nearly 16,000 drivers daily.[31] |
Bell Road (CH 16) | Roads | 159th Street to Martingale Lane, and at 143rd Street | The September 22, 2026 construction report lists three projects. Exchange Street (CH 49) | Roads | At Western Avenue, at Burville Road and at IL Route 394 | The Phase II report lists a signal modernization at Western Avenue ($510,841.40, target letting February 17, 2027) and a rural roundabout at Burville Road ($5,200,000, January 14, 2028).
