The question

What is the tax rate in Mokena, Illinois?

The short answer

Mokena, Illinois has 12 property tax rates, not one. The Will County Clerk's 2025 reports list total rates from 6.8781 to 8.4598 per $100 of equalized assessed value, set by each home's tax code. Tax Code 1910, the code the Village quotes, is 7.3522. The sales tax rate in Mokena has been 8.00% since July 1, 2026.

Same village, same market value, and the tax bill can still land about $2,000 a year apart [2][3]. The difference is a four-digit number called a tax code, and you can check it before you write an offer.

This question sits inside step 3, Let's Go Shopping, of Chris's Buyer's Guide.

Tax rate meaning: what 7.3522 is

A tax rate of 7.3522 means about $7.35 of tax for every $100 of a home's equalized assessed value [2]. Equalized assessed value, or EAV, is the taxable number the county works from. The Will County Treasurer says it generally starts at one third of market value, with any exemptions taken off [4].

The rate comes from budgets. Each taxing district, such as a school or fire district, certifies a levy, the amount of money it will raise from property tax [4]. Your bill is your EAV times the rate for your tax code [4].

Tax codes: why Mokena has 12 rates

A tax code is a number the County Clerk uses for one specific combination of taxing districts [4]. The Clerk's 2025 reports show 12 codes with a Village of Mokena rate, 10 in Frankfort Township and 2 in New Lenox Township [2][3].

The elementary school district is the biggest line that changes from code to code. Fire, park and library lines change too [2][3].

This table is about tax lines, not about any school. The reports also do not say how many homes sit in each code [2][3].

Some nearby codes have no Village line at all. Tax Code 1911 carries the Mokena fire, park and library lines with no Village of Mokena line, at a total of 7.1547 [2]. A home in that code does not pay the Village's rate.

Tax Code 1910: one bill, line by line

Tax Code 1910 is the code the Village quotes on its Demographics page, so it is a good one to walk through [5]. Its 2025 total is 7.3522 [2].

Start at the top and the two school districts take most of it, 62.4% of the rate between them [2]. Keep going and the lines get smaller. The walk ends at the Village itself, where the Village of Mokena's rate and its road and bridge rate add up to 0.2608, about 3.5% of the total [2].

Worked example: a $400,000 Mokena home

Here is an example, not a real home. Take a market value of $400,000, the same figure the Village uses on its Tax Advantages page [8]. One third of that is $133,333 of EAV [4].

An owner who lives in the home can also get the general homestead exemption, which tops out at $8,000 of EAV in Will County, leaving $125,333 [7]. The table leaves out any equalization factor and any other exemption.

The gap between the lowest and highest rate is about $2,000 a year at that value. A real bill starts from the township assessor's value for that home, so use this to compare rates, not to predict a bill [4]. Where to apply for the homestead exemption after you buy has the timing.

Rate drops: why a lower rate can mean a higher bill

A lower rate does not promise a lower bill, because the rate is only half of the math. Tax Code 1910 was 8.1068 on the 2023 levy, 7.5860 on the 2024 levy and 7.3522 on the 2025 levy [1][2]. Over those last two levies, the Village of Mokena's total taxable value grew from $1,099,909,231 to $1,172,249,544, about 6.6% [9].

Say a home's EAV rose that same 6.6%. The rate fell about 3.1%, and the bill would still go up about 3.3% [1][9].

Older figures are still online, so check the year. The Village's Demographics page shows 8.3777 for Tax Code 1910 with no year beside it [5], and its Tax Advantages page uses 8.1068 from the 2023 levy [8]. For an offer today, use the Clerk's newest report [1].

Sales tax: 8.00% in Mokena

The sales tax rate in Mokena is 8.00% on general merchandise. The Illinois Department of Revenue lists Mokena going from 7.50% to 8.00% on July 1, 2026, through a non-home rule local tax [6]. The Village's Demographics page still lists 7 1/2%, along with no utility taxes [5].

The same bulletin says the local part of the sales tax skips two groups [6]. One is items titled or registered with the state, such as a car. The other is drugs and medical appliances.

Next rates: the 2026 levy

The 2026 rates are not set yet. Mokena School District 159's October 21, 2026 memo lists a tentative levy at its November 11 meeting, then a hearing and board approval on December 16 [10]. The same memo says a proposed levy is not the amount the district will collect, because the Illinois tax cap law and the County Clerk decide the final figure [10].

The Clerk's 2025 reports are dated April 9, 2026, so a new set should follow next spring [2]. The Will County Treasurer says taxes are "billed a year in arrear", so 2026 taxes are billed in 2027 [11]. When property taxes are due in Illinois after you buy covers those dates.

Check a Mokena home's tax code before you offer

  1. Get the PIN The Property Index Number is the 14 or 16 digit number Will County assigns to each piece of real estate. About Your PIN explains it, and the county uses it for tax rate calculations [12].
  2. Look up the home Enter the PIN in the Will County Treasurer's tax lookup to see the home's tax information [13].
  3. Ask for the tax code Ask the Will County Clerk's Tax Extension Department which tax code that PIN sits in. The Treasurer's page points to that office for tax rates [4].
  4. Read the rate Find the code in the Clerk's newest tax code report for Frankfort or New Lenox Township. It shows the total rate and every line [1].

What it means if you buy in Mokena

Do not budget from one rate you saw online. Ask about a home's tax code while you are still comparing homes, because two houses at the same price can carry different rates. Then look at that home's real assessed value and its most recent bill.

The Mokena town page has more on the village. If you are starting your search there, the links below are a good next step.

Next question

When are property taxes due in Illinois after you buy?

Questions people ask

Does the homestead exemption change my tax rate?

No. The general homestead exemption lowers the equalized assessed value on your home, up to $8,000 in Will County. The tax rate for your tax code stays the same, so the bill falls by the exemption times the rate.

Who do I ask about one line on a Mokena tax rate?

Ask that taxing body. The Will County Treasurer's FAQ sends questions about a specific body's rate to that body. A library line goes to the library, and a school line goes to the school district.
