A buyer looking specifically at the city of Kankakee sees a different number: prices down, and homes sitting longer before they sell. Both numbers are accurate. Both describe the same county. Neither one describes the whole story, because right now Kankakee County isn't one housing market. It's at least two, moving in opposite directions, and the difference traces back to where a handful of employers decided to put their money.

One County, Two Markets

In March 2026, homes across Kankakee County sold for a median of $227,000, up 9.4 percent from the same month a year earlier, with the typical home taking 62 days to sell. What's Pulling Bourbonnais and Bradley Up

A few miles away in Manteno, Gotion Illinois is doing something even bigger in percentage terms. The company plans to more than triple its workforce at the former Kmart distribution warehouse it acquired for $137.4 million in 2023, a site that had sat empty for years before that. Employment there is projected to climb toward roughly 1,400 workers in 2026, which would make it the county's largest manufacturer, ahead of even CSL Behring. Wages at the plant range from $24 to $42 an hour plus benefits, which is the kind of income that supports a mortgage payment, not just a rental.

Bradley is adding its own draw. Village leadership has been developing plans for a 2-acre indoor waterpark, a project that's been in the works for a couple of years now, around the same time a globally recognized brand, Mattel, began establishing a presence in the region's business community. What's Not Moving the Same Way

The city of Kankakee itself hasn't seen an announcement on the scale of CSL Behring or Gotion land inside its borders in this same window.
